Leasing activity holds up well in Poznań

According to “Office Occupier: Office Market in Poznań”, a report published by real estate advisory firm Cresa Poland, total take-up for the first three quarters of 2021 reached 33,300 sqm and accounted for 54.2% of the annual average for 2015-2020.

At the end of September 2021, Poznań’s office stock amounted to 618,700 sqm, having posted an increase of 6.7% year-on-year. No new office building was added to the market in the third quarter of 2021. The largest project underway is the 40,000 sqm Andersia Silver, developed by Von der Heyden.

In January-September 2021, the leasing activity in Poznań hit 33,300 sqm, which represents a 36% rise on the transaction volume recorded in the same period last year. Gross office take-up in the third quarter alone reached 13,700 sqm, up by 87% year-on-year. New leases accounted for 56% of that total, followed by renegotiations which made up the remaining 44%. Poznań’s office take-up for the first three quarters of this year accounts for over half of the annual average for 2015-2020.

The largest office transactions in Q1-Q3 2021 in Poznań included: a pre-let agreement signed by F-Secure in Andersia Silver (3,500 sqm), a renegotiation by Sii in the Maraton building (3,400 sqm) and a new lease signed by Enea in the Business Garden Poznań B8 (3,400 sqm).

Office absorption for January-September exceeded 31,400 sqm. However, it turned negative in the third quarter, coming to 420 sqm, down by 105.8%.

The city’s vacancy rate stood at 13% at the end of the third quarter of 2021, up by 0.1 pp quarter-on-quarter but down by 0.3 pp year-on-year.

Asking rents range between EUR 12.5–16.5/sqm/month in Poznań’s city centre, and EUR 11–14,5/sqm/month outside city centre.
