According to the Newmark Polska report titled “Office Occupier – Warsaw Office Market,” tenant activity in the first quarter of 2025 was moderate but the highest since 2022. Most lease agreements were signed in central locations. Developer activity is limited compared to 2017-2019. The availability of office space is on a downward trend, especially in buildings completed after 2019, where the vacancy is below 3.5%.
