The Big Six on the warehouse market

According to Jakub Kurek, Head of Industrial and Warehouse at Newmark Polska, the time has come to redefine the concept of the Big Five – Poland’s core logistics markets. In fact, there are now six key regions: Warsaw, Upper and Lower Silesia, Central Poland, Poznań, and Tricity as the newcomer.

Here are some key findings from the interview with Jakub Kurek:

  • Poland’s core logistics markets have expanded to “the Big Six” with the inclusion of Tricity.
  • Modern warehouses are closely tied to capital markets, responding quickly to market fluctuations.
  • Tenant demand declined in the first half of the year, primarily due to high rents.
  • Despite market challenges, Newmark Polska saw a 6% increase in deals brokered in 2023.
  • 3PL providers dominated leasing activity in the first half of 2023.
  • FMCG and e-commerce companies are leasing smaller, automated warehouses.
  • Tricity has a low vacancy rate of 1.5% and a significant volume of modern logistics space under construction.
  • Cheaper capital, strong investor interest and stable rents could drive the warehouse market’s growth in the closing months of 2023.
