In the third quarter of 2024, the Warsaw office market saw a significant rise in pre-lease agreements, accounting for 22% of the total leasing volume, alongside a continued decline in vacancy rates observed since the beginning of the year. New office supply remains low, with Warsaw’s total office stock currently at 6.26 million square meters. Demand is stable, particularly in non-central locations. The finance and IT sectors remain the most active tenant groups. Rental rates in prime buildings in central Warsaw range between 22-27 EUR per square meter.
